Adopting Building Information Modelling (BIM) in the Construction Industry of Saudi Government Schools

Abstract

The Architecture, Engineering, and Construction (AEC) industry is a vital driver of development in the Kingdom of Saudi Arabia (KSA). However, it faces numerous challenges in view of the extensive construction demands associated with the KSA 2030 vision. Key issues include difficulties in meeting client requirements, project delays, budget overruns, compromised quality, conflicts among stakeholders, a shortage of skilled labor, safety concerns, an increase in change orders, rising material waste, and overall project complexity. Building Information Modelling (BIM) has emerged as a promising solution in many developed countries, offering significant improvements in AEC efficiency. Despite its potential, BIM adoption remains limited in KSA. The benefits observed in other nations highlight the necessity for a fundamental shift in the industry, yet a standardized methodology for BIM implementation is lacking in the region. While there have been some preliminary steps toward mandating BIM within Gulf Cooperation Council (GCC) countries, such as the 2014 directive from Dubai Municipality for large projects, comprehensive adoption remains elusive. This study aims to establish a methodology for BIM implementation in KSA by examining stakeholders’ perceptions of its benefits, barriers, and influencing factors. A questionnaire was distributed to both BIM users and non-users, complemented by structured interviews. To validate the proposed methodology, quantitative data were analyzed using SPSS. Moreover, this study investigates the adoption of BIM in the construction of Saudi government schools, identifies challenges to implementation, and proposes strategic enhancements. Recommendations include government-led awareness initiatives, restructuring of the construction industry, and financial incentives for sustainable practices.
